Below is an honest, plain-language overview of how our investor loan programs are typically structured — the loan sizes, leverage, and terms you can expect. Every number here is a general range, not a quote. Your actual terms depend on the property, your credit, the loan-to-value you want, and the program you choose, which is why the fastest path to a real rate is to send us your scenario.
Any lender who shows you one rate is showing you the best-case number for a perfect borrower — and it almost never applies to your deal. Your real rate moves with your credit, your loan-to-value, the property type, the DSCR, and whether you're buying or refinancing. We'd rather quote you honestly than advertise a number you can't actually get.
